Maximum GFA 100 m² (1,076 sq ft) — the highest cap in the GTA. Combined lot coverage including all structures cannot exceed 40%. Basements permitted and do not count toward GFA. Two-storey construction effectively doubles total usable space.
Maximum height 6.5 m, accommodating two-storey construction. Must comply with angular plane rules from property lines. Exterior design should complement the principal dwelling — complementary materials, roof forms, and window proportions.
Permitted in detached and semi-detached residential zones. Minimum lot width: 15 m. Up to 2 ARUs per lot plus the main dwelling under Ontario Bill 23. Mississauga updated its Zoning By-law in late 2023 to make garden suites and fourplexes easier to build.
